The AZ Commercial Renovation Process
1. Planning and Design
A successful commercial renovation begins with a clear plan. Define your goals, budget, timeline, and the functional needs of your space. An experienced team can then develop the architectural and engineering plans needed to move the project forward. Careful planning from the start helps control costs, avoid delays, and keep construction on track.
2. Pre-Construction and Permitting
Before construction begins, the proper permits and approvals must be secured to keep the project compliant and on schedule. Materials are ordered, subcontractors are coordinated, and long-lead items are identified early. Site access, work hours, and waste removal are also planned in advance. These preparations help minimize disruptions and keep your commercial renovation moving efficiently.
3. Construction
Construction begins by removing outdated walls, fixtures, and materials to prepare the space for its transformation. New framing and essential electrical, plumbing, and HVAC systems are then installed. Flooring, cabinetry, lighting, paint, and other finishes bring the design together. Careful coordination throughout construction helps ensure quality workmanship and keeps the project moving forward.
4. Post-Construction
As construction wraps up, final inspections ensure the completed space meets local building and occupancy requirements. A walkthrough with your contractor identifies any remaining punch-list items that need attention. Once those details are completed and final approvals are received, the renovated space is ready for occupancy. Frequently asked commercial renovation questions
Do you sub everything out or do you handle all work in-house?
While we carry very strong, experienced, and dedicated crews in the Phoenix and Tucson metro areas, we know that certain trades are best handled by specialist subcontractors. And our subs love us – we front most of their material costs, pay them within days following completion of their work, and put them in positions for success. This translates to the best in the field and the best for whatever your project calls for.
What is your bond capacity and insurance coverage?
Our bond capacity is $90,000 per ROC requirements, but we can provide performance bonds if required by the client in the amount of the job up to $2 million. Beyond that, depending on the client, we can provide additional bonds that far exceed that amount.
How far will you travel for a job?
We have built projects throughout the entire state and are willingly to travel anywhere. This is dependent on job size and scope. In the rare instance that we cannot, we have a great reputation and partnerships with other reputable general contractors that we can refer you to.
How long have you worked in the local commercial space?
We have built and renovated commercial properties of all sizes for more than a decade in Arizona. Previous to the creation of AZ Construction & Renovation, our principals have conducted commercial and industrial builds and renovations worldwide for more than 40 years.
Do you perform tenate improvement (tI) work?
Absolutely. In fact tenate improvement (TI) work has become very popular in the recent years and we are well-prepared for MODs, office complexes, and other TI jobs.
