First, Why Is Arizona So Hard on Roofs?

They’re among the more economical roofing options. Repairs can also be relatively straightforward when damage is isolated, and homeowners have plenty of choices when it comes to appearance.
Cons
Arizona sunshine isn’t particularly friendly to asphalt.
Long-term exposure to heat and UV radiation can accelerate deterioration. Shingles can become brittle, lose protective granules or begin curling and cracking as they age.
Wind is another concern.
A compromised or improperly installed shingle becomes considerably more vulnerable when a monsoon microburst arrives.
Best for:
Homeowners looking for a cost-effective pitched-roof system who understand that periodic inspection and eventual replacement are part of the equation.
Tile Roofs
Common name: Tile roof
Technical name: Concrete roofing tile or clay roofing tile
If someone asked you to picture a Phoenix or Tucson house, there’s a pretty good chance you just imagined one with tile on the roof.
There’s a reason.
Tile performs well in desert environments, handles UV exposure exceptionally well and complements Southwestern architecture beautifully.
Pros
The tiles themselves can be extremely durable. They’re resistant to rot and insects, don’t deteriorate from UV exposure the way some materials do and can provide a very long service life.
Cons
Here’s where homeowners sometimes misunderstand their tile roof:
The tile isn’t necessarily the part keeping water out of your house.
The underlayment beneath the tile is a critical part of the water-shedding system.
That means you can look at a beautiful roof covered with perfectly serviceable tiles while the aging material underneath them is becoming the real problem.
Tiles can also crack from impact or foot traffic, and the system is heavier than many alternatives.
Best for:
Arizona homeowners looking for durability, longevity and traditional Southwestern aesthetics who understand that the entire roofing system—not just the visible tiles—requires attention.

Foam Roofs
Common name: Foam roof
Technical name: Spray Polyurethane Foam, or SPF roofing
Now we’re entering flat-roof territory.
Foam roofing is especially interesting in Arizona because it combines waterproofing with insulation.
The polyurethane foam is sprayed onto the roof surface, expanding to create a continuous layer. A protective coating is then installed over the foam.
Pros
SPF can create a seamless roofing surface, making it useful around penetrations and irregular roof configurations.
It also adds insulation.
That’s not exactly a bad feature when your roof spends summer baking under the Arizona sun.
Cons
The protective coating matters enormously.
The City of Phoenix’s own construction standards specifically call for protective surfacing on spray-foam roofs capable of withstanding ultraviolet exposure and foot traffic.
That coating doesn’t last forever.
Foam roofs therefore need periodic inspection and maintenance, and physical damage to the coating can expose the foam beneath it.
Best for:
Flat and low-slope roofs where homeowners value seamless protection and additional insulating performance and are willing to stay on top of maintenance.
TPO Roofing
Common name: TPO
Technical name: Thermoplastic Polyolefin single-ply roofing membrane
You’ve probably seen TPO hundreds of times without realizing what it was.
It’s particularly common on commercial buildings but can also be an option for residential flat and low-slope roofs.
TPO is typically installed as a light-colored membrane with seams that are heat-welded together.
Pros
Its light, reflective surface can be a major advantage in hot climates.
The Department of Energy notes that reflective roofs reduce solar heat absorption and can lower cooling loads, with the greatest cooling benefits generally occurring in hot climates.
TPO is also lightweight and doesn’t require the same type of recurring surface coating associated with SPF.
Cons
Installation quality matters.
Seams, penetrations, edges and flashing all have to be handled correctly. Damage from debris or other physical impacts can also compromise a membrane.
Best for:
Flat and low-slope applications where reflectivity, relatively low weight and straightforward maintenance are priorities.
Modified Bitumen and Built-Up Roofs
Common name: Rolled roof / tar roof / flat roof
Technical names: Modified Bitumen (Mod-Bit) and Built-Up Roofing (BUR)
Here’s where homeowner terminology gets confusing.
“Flat roof” isn’t actually a roofing material.
It describes the roof configuration.
Modified bitumen and built-up roofing are two different systems commonly associated with flat or low-slope roofs.
Modified bitumen is an asphalt-based membrane enhanced with polymers. Traditional built-up roofing uses multiple layers to create a durable roof assembly.
Pros
Both are established roofing technologies, and multilayer systems can provide substantial protection.
Cons
They’re generally heavier than single-ply membranes, and some systems can absorb significant heat unless reflective surfacing or coatings are incorporated.
As with virtually every flat roof, drainage is crucial. Water that continually ponds where it shouldn’t can shorten the life of even a good roofing system.
Best for:
Homeowners with existing low-slope roofing who want a proven, durable system and whose property is well suited to the particular installation.
Metal Roofing
Common name: Metal roof
Technical name: Standing-seam metal roofing, among other systems
Metal isn’t the cheapest option on this list.
Not even close.
But homeowners interested in longevity should know about it.
Pros
Properly installed metal roofing can be extremely durable, performs well against wind and is available with reflective finishes appropriate for hot climates.
The Department of Energy specifically recommends considering solar reflectance and thermal emittance when choosing roofing materials to reduce cooling loads.
Metal also doesn’t crack, rot or lose granules.
Cons
The big one is obvious:
Cost.
A quality standing-seam metal roof can represent a significantly larger initial investment than shingles.
Installation and detailing also matter. A premium roofing material installed poorly is still a poorly installed roof.
Best for:
Homeowners planning to stay in their property long-term who prioritize durability and longevity over the lowest initial cost.
So Which Roof Is Best for an Arizona Home?
Here’s the frustrating answer:
It depends.
But that’s actually important.
The best roofing system depends upon the home’s architecture, roof slope, existing structure, drainage, exposure, budget, aesthetic preferences and how long the homeowner expects to own the property.
A $15,000 roof that needs replacement sooner isn’t automatically a better value than a $25,000 system that lasts substantially longer.
Likewise, the most expensive roofing system isn’t automatically the best choice for every house.
Think beyond the initial estimate.
Consider:
Installation cost • expected service life • maintenance • energy performance • repairability • monsoon resistance • appearance
That’s the real comparison.
Sometimes You Don’t Need a New Roof
And this is important if you’re talking with a roofing contractor:
Not every roofing problem requires replacement.
A relatively localized issue might be repairable.
Missing shingles after a storm, damaged flashing, cracked tiles, deteriorated sealants or localized membrane damage don’t automatically mean the entire roof has failed.
On the other hand, continually repairing a roofing system that has reached the end of its useful service life can eventually become throwing good money after bad.
